To all to whom these presents shall come, GREETING,

    KNOW ye that we, of our special Grace, certain knowledge and mere motion, have given and granted, and by these presents for us, our Heirs and successors, do give and grant unto Isaac Ackley, Junr, Alexander Piers, Joseph Earles, Joel Edjet, John Hunt, Sybal Beardsley, Samuel Mills, James [Jacob] Totten, Junr, David Tidd, Samuel Haldstead [Halstead], James Brisband [Brisbane], Lank Seeves, Capt. Thence North fifty nine degrees west six hundred & sixty three chains or until it comes to the western angle of James Tillit’s Lot No. 106 Thence to run North forty five degrees east seventy one chains, or until it comes to the River Remsheg, Thence to run down the several courses of that River to Point Malagash Thence round that point [into --] Tatamagouche Bay and up that Bay harbour & River to the bounds first mentioned - Also another tract Beginning at the bound of Land laid out for Josiah Smith and others in the south side of Fox harbour Thence to run south forty eight chains to a Maple Tree Thence North seventy seven degrees west one hundred and --- sixty six chains Thence south twenty four degrees west eighty chains to the River Remsheg, thence to run down the several courses of that River, and round into Fox harbour, and up that harbour to the bounds first mentioned in that Tract containing in both Tracts [teacher’s] -------- Common School Lot and Minister’s Lot or glebe and also the Lotts number seventy nine, ninety, ninety one & ninety two which are hereby excepted out of this present grant twenty thousand three hundred acres and hath such Shape, Form, and Marks, as appears by a Plat thereof hereunto annexed; together with all Woods, Underwoods, Timber Trees, Lakes, Ponds, Fishings, Waters, Water Courses, Profits, Commodities, Appurtenances, and Hereditaments whatsoever thereunto belonging or in any Wise appertaining; together also with Privilege of Hunting, Hawking, and Fowling in and upon the same, and Mines and Minerals; SAVING and reserving NEVERTHELESS to us, our Heirs and successors, all white Pine Trees if any shall be found growing thereon, and also SAVING and reserving to us, our Heirs and successors all Mines of Gold, Silver, Copper, Lead and Coals, TO HAVE AND TO HOLD the said Parcel or Tract of twenty thousand three hundred Acres of Land and all and singular other the Premises hereby granted unto the said several and respective grantees in the[ lots for a ----- & ----- as lots] That is to say, unto the said Isaac Ackley, Junr Lot number one, unto the said Alexander Piers number two, unto the said Joseph Earles number three, unto the said Joel Edjet number four, unto the said John Hunt number five, unto the said Sybal Beardsley number six, unto the said Samuel Mills number seven, unto the said James [Jacob] Totten, Junr number eight, unto the said David Tidd number nine, unto the said Samuel Haldstead [Halstead] number ten, unto the said James Brisband [Brisbane] number eleven, unto the said Lank Seeves number twelve, unto the said Capt. Samuel Kipp number sixty four, unto the said Samuel Williams number sixty five, unto the said Jesse Mills number sixty six, unto the said Gabriel Purdy number sixty seven, unto the said Ezekiel Piers number sixty eight, unto the said John Angevine number sixty nine,unto the said John Jacobs number seventy, unto the said John Chatterton number seventy one, unto the said Mercus Myers number seventy two, unto the said James Tidd number seventy three, unto the said Absalom Smith number seventy four, unto the said Jacob Veal number seventy five, unto the said John Lesargee number seventy six, unto the said Samuel Horton number seventy seven, unto the said Thomas Cornell number seventy eight, unto the said John Ganong number eighty, unto the said Frederick Baxter number eighty one, unto the said James Hewson [Huston] number eighty two, unto the said Joshua Brundidge [Brundige] number eighty three, unto the said Moses Tidd number eighty four, unto the said Ebenezer Brown number eighty five, unto the said Paul Carpus Scofield number eighty six, unto the said John Totten number eighty seven, unto the said John Parr number eighty eight, unto the said John Low number eighty nine, unto the said Josiah Fowler number ninety three, unto the said John Piers number ninety four, unto the said John Edmons [Edmonds] number ninety five, unto the said Andrew Forsner number ninety seven, unto the said John Pugsley number ninety eight, unto the said Jesse Schofield number ninety nine, unto the said Daniel Pugsley number one hundred, unto the said Nathaniel Hoag [Hoeg] number one hundred & one, unto the said James Chase [Chace] number one hundred & two, unto the said Daniel Piers & James Goolding [Golding] each one master of lot number one hundred & three, unto the said James Knipp number one hundred & four, unto the said Jeremiah Newman number one hundred & five and unto the said James Tillit number one hundred & six each Lot containing two hundred acres, and unto the said Noah Webb number ninety six containing one hundred acres in severally unto each of them and unto each & every of their several ----- heirs and assigns --- the said several grantees their several respective Heirs or Assigns YIELDING and PAYING therefor unto us, our Heirs and successors, or to our Receiver General for the Time being, or to his Deputy or Deputies for the Time being Yearly, that is to say, at the Feast of Saint Michael in every Year at the Rate of Two Shillings for every Hundred Acres, and so in Proportion according to the Quantities of Acres hereby granted; the same to commence and be payable from the said Feast of Saint Michael which shall first happen after the Expiration of Years from the Date hereof PROVIDED always and this present Grant is upon Condition that the said several respective grantees and their several respective Heirs or Assigns shall and do within three Years after the Date hereof for every Fifty Acres of Plantable Land hereby granted, clear and work three Acres at least in that Part thereof as respectively he she or they shall judge most convenient and advantageous; or elfo to clear and drain three Acres of Swampy or Sunken Ground, or drain three Acres of Marsh, if any such contained therein. AND shall and do within the Time aforesaid, put and keep upon every Fifty Acres thereof, accounted Barren, three Neat Cattle, and continue the same thereon, until three Acres for every Fifty Acres be fully cleared and improved, and if there shall be no part of the said Tract fit for present Cultivation without Manuring and Improving the same, respectively he she or they within the Time aforesaid shall be obliged to erect on some Part of his her or their said respective Land, one good Dwelling House, to be at least Twenty Feet in Length and Sixteen Feet in Breadth, And to put on his her or their said respective Land the like Number of three Neat Cattle for every Fifty Acres or otherwise if any Part of the said Tract shall be Stony or Rocky Ground, and not fit for Planting or Pasture, shall and do within three Years as aforesaid, begin to employ thereon and continue to work for three Years then next ensuing, in digging any stony Quarry or Mine, one good and able Hand for every Fifty Acres, it shall be accounted a sufficient Cultivation and Improvement; PROVIDED also, that every three Acres that shall be cleared and worked, or cleared and drained as aforesaid, shall be accounted a sufficient Seating, Cultivation and Improvement to save forever from Forfeiture Fifty Acres of Land in any Part of the Tract hereby granted; And the said respective several grantees and their several & respective Heirs and Assigns be at liberty to withdraw his her or their Stock, or forbear working in any Quarry or Mine, in Proportion to such Cultivation and Improvements, as shall be made upon the Plantable Lands, Swamps, Sunken Grounds or Marsh therein contained; AND if the said Rent hereby reserved shall happen to be in arrear or unpaid for the Space of One Year from the Time it shall become due, and no Distress can be found on the said Lands, Tenements and Hereditaments hereby Granted, or if this Grant shall not be duly Registred in the Registers Office of our said Province within Six Months from the Date hereof, and a Docket also entered in the Auditors Office of the same, then this Grant shall be void, and the said Lands, Tenements and Hereditaments hereby granted, and every Part and Parcel thereof shall revert to us, our Heirs and successors; AND PROVIDED also, and upon this further Condition, that if the Land hereby Given and Granted to the said several & respective grantees and their several & respective Heirs as aforesaid shall at any Time or Times hereafter come unto the possession and Tenure of any Person or Persons, whatever Inhabitants of our said Province of Nova-Scotia, either by Virtue of any Deed of Sale, Conveyance, Enfeoffment, or Exchange, or by Gift, Inheritance, Descent, Devise, or Marriage, such Person or Persons being inhabitants as aforesaid, shall within Twelve Months after his, her or their Entry and possession of the same, take the Oaths prescribed by Law, and make and subscribe the following Declaration, that is to say, " I __________ do promise and declare, that I will maintain and defend to the utmost of my Power, the Authority of the King in his Parliament as the Supreme Legislature of this Province" before some one of the Magistrates of the said Province, and such Declaration and Certificate of the Magistrate that such Oaths have been taken, being recorded in the Secretary’s Office of the said Province, The Person or Persons so taking the Oaths aforesaid, and making and subscribing the said Declaration, shall be deemed the lawful Possessor or possessors of the Lands hereby granted: AND in Case of Default on the Part of such Person or Persons in taking the Oaths, and making and subscribing the Declaration within Twelve Months as aforesaid, This present Grant, and every Part thereof, shall and We do hereby declare the same to be Nul and Void to all Intents and Purposes, and the Lands hereby Granted and every Part and Parcel thereof, shall in like manner revert to and become vested in Us, our Heirs and successors, any Thing herein contained to the Contrary Notwithstanding

    GIVEN under the Great Seal of our Province Nova-Scotia, WITNESS our Trusty and Welbeloved John Parr Esquire our Captain General , Governor and Commander in Chief in and over our said Province this Day of in the Year of our LORD One thousand seven Hundred and eighty five and in the twenty fifth Year of our Reign.

    It appearing to me that a Warrant of survey hath been duly executed according to His Majesty’s instructions and his Excellency the Governor’s orders, and that the Surveyor General of the Woods hath certified that the Tract of Land is not within any Reservations for the Crown- (excepting the Lots particularly mentioned to be excluded in the above Draft), Let a Grant be prepared according to the above Draft and the King’s instructions, taking care to annex the plan thereto and to fill up the blanks left for the Commencement of [said] Rent & Date of the Grant.
